Site description
The Alloinay logistics base used to be operated by the Intermarché group, which relocated its business to Charente. The site, which is in perfect working order (guarding 7 days a week), is owned by the Etché group and is immediately operational.
The site comprises 30,000 m² of buildings on a 17-hectare plot, including :
- 1,800 m² (2152 yd²) of tertiary and office space
- 236 m² (282 yd²) of technical premises (including a garage pit)
- 1,373 m² (1642 yd²) of loading space
- 1,95 ha outdoor platform
- 2,95 ha of ambient-temperature warehouse space
- 75 dock doors with safety lighting.
The site is located in the communes of Alloinay and Saint-Vincent-la-Châtre, on the RD 948 road linking Nantes and Limoges. It is easily accessible, being close to several major North-South and East-West routes. From Paris, the site is accessible via the Saint Maixent l'Ecole TGV station (2 hours by TGV and 37 minutes by car).

Targeted activities for this site
The site was designed for a logistics activity. However, the owner and local councillors are keen to develop a business that will generate jobs and local added value. This is why a production activity is preferred.
The owner wishes to sell the site as a whole, but does not intend to allot it.

- 630 Kva TGBT transformer and 750 Kva generator. A concrete platform would enable the installation of ground-mounted photovoltaic systems for self-consumption. A pre-study has enabled us to position 825 kWp served by 6 inverters, enabling us to produce 1006 MWH annually. A connection to the TGBT is planned. The estimated budget for such an installation is around €850,000. The estimated lead time (including an impact study) is 7 weeks. A plan of the project is attached.

Local economic context and training opportunities
Mellois en Poitou is a rural community comprising 62 communes and 49,000 inhabitants.
The 3,800 private-sector companies that make up the economic context are characterized by a very large majority of SMEs with fewer than 10 employees. Nearly 1,000 net jobs have been created in the region over the last 5 years.
Several major companies employ over 100 people, notably in the agrifood, chemicals and wood sectors.
The most represented sectors are agriculture and agrifood, wood, metallurgy, chemicals and personal services.
Mellois en Poitou has had a low unemployment rate, between 4.8% and 5.2% for the past 2 years. Businesses in the area have a strong recruitment drive and are looking for skills to complement their teams. The employment area covered by the Alloinay site extends beyond the Mellois en Poitou region to include the Ruffecois in Charente (unemployment rate 7.1%) and the Civraisien in Vienne (unemployment rate 5.8%). Partnerships have been established with these areas.
Recent economic news has had an impact on employment, with the closure of 2 sites:
Closure of the Alloinay site in March 2023: around a hundred employees of the Intermarché group, who worked on the site, are still looking for work.
Closure of the SOCOPA site in October 2023, at Celles sur Belle (18 km north of Alloinay): 215 people are looking for work.
The various local organizations in charge of employment and training issues work in partnership to provide the best possible support for job seekers. This is the case for the Comité de Bassin d'Emploi (CBE) and the France Travail agency, both based in Melle.
In addition, business support networks are mobilized around the issue of recruitment, and also work to offer solutions to local businesses. This is the case for the Chamber of Commerce and Industry, which has two representatives for Mellois en Poitou, the Chamber of Trades and Crafts, which has a representative for the region, and the Chamber of Agriculture, which has a dedicated representative. The Club des Entreprises is also very active on these issues, as are professional federations and unions (MEDEF, CPME, CAPEB, FFB, etc.).
The region is 1 hour from the University of Poitiers and 1h30 from the University of La Rochelle. The Niort campus, 40 km away, is part of the University of Poitiers and trains 1,000 students; it specializes in risk management, with the Institut des risques industriels assurantiels et financiers (IRIAF).
